House for Sale in Rawalpindi: Bahria Town, DHA and Older Neighbourhoods
Searching for a house for sale in Rawalpindi? Compare Bahria Town, DHA and older areas like Satellite Town and Chaklala, and know what to check first.
In short
Rawalpindi's housing market splits into gated societies (Bahria Town, DHA Islamabad-Rawalpindi and others) and older, established neighbourhoods. Private societies in Rawalpindi district are approved by the Rawalpindi Development Authority (RDA), and some approvals cover only part of a society. Older areas such as Saddar, Satellite Town and Chaklala offer central locations and an active rental market, including portions and rooms. Check RDA approval, the exact phase or block, the seller's title and any outstanding dues before paying.
A house for sale in Rawalpindi can mean very different things: a modern 10 marla home in a gated society off the GT Road or the Islamabad Expressway, or an older house on a busy road in Saddar, Satellite Town or Chaklala. Rawalpindi sits next to Islamabad and shares its job market, so many families buy here for more space or a lower entry price than the capital. This guide compares the main options and lists what to verify before buying.
How the Rawalpindi market is organised
Rawalpindi is a city in Punjab and one of the tehsils of Rawalpindi District. Large parts of it are cantonment areas: Rawalpindi Cantonment and Chaklala Cantonment are separate administrative units from the Metropolitan Corporation. That matters when you buy, because the office that records your transfer and approves building plans depends on where the house is.
Outside the cantonments, private housing schemes need approval from the Rawalpindi Development Authority. RDA has published lists of approved and unapproved schemes. In January 2020 it declared 48 societies legal and gave an unapproved or illegally developed status to 203 schemes, and it told developers of illegal schemes to stop advertising and selling plots.
Bahria Town Rawalpindi
Bahria Town is the best-known private society in the twin cities, and much of it falls under RDA's jurisdiction. RDA's approved lists from 2020 show Bahria Town Phases I, II and III (Kotha Kalan) and Phase VIII (Shahpur) as approved only partially, alongside Bahria Paradise.
"Partially" is the key word for buyers. Before buying a house in any Bahria Town phase, confirm with RDA and the society that the specific block or street is inside the approved area.
Recent news to be aware of
Bahria Town has been in the news over enforcement action. In August 2025, Arab News reported that the National Accountability Bureau (NAB) auctioned commercial properties linked to Bahria Town and its founder in Islamabad and Rawalpindi, to recover amounts NAB says are owed under a 2019 plea bargain. Bahria Town's counsel said the firm would challenge the court ruling that allowed the auction, and its founder denies wrongdoing.
These proceedings concerned company-linked commercial properties, not individual homeowners' houses. Still, follow the news and keep your own documents (allotment, transfer letter, NOC for construction) complete.
DHA Islamabad-Rawalpindi
DHA Islamabad-Rawalpindi (DHAI-R) straddles the boundary between Islamabad Capital Territory and Punjab. Phase I lies between Potohar Avenue and Bahria Town, Phase II runs between Potohar Avenue and the Islamabad Expressway, and Phase IV is along the Soan River. RDA's list also records the Army Welfare Housing Scheme (DHA-1) at Morgah as having "emerged as DHA".
DHA transfers are handled by DHA itself. Ask DHA to confirm the house's plot number, owner and dues, and ask whether the house was built with an approved building plan and completion certificate.
Older neighbourhoods: Saddar, Satellite Town and Chaklala
Not everyone wants a gated society. Older parts of the city are central and well connected:
- Saddar is Rawalpindi's main commercial district, with a railway station and a Metrobus stop.
- Chaklala is home to Chaklala Cantonment and a Pakistan Air Force airbase, with established residential areas around it.
- Satellite Town is an established area where listings include houses, portions, flats and rooms.
In these areas you are more likely to find older houses, houses split into portions, and plots where the original structure is near the end of its life. Many buyers here plan to rebuild, so check the plot dimensions as well as the building.
Room for rent in Rawalpindi
Rawalpindi's rental market is broad, from full houses to single portions and rooms for students and working professionals. Listing portal Graana shows asking rents for a typical double-storey house in Satellite Town starting around Rs40,000 and reaching about Rs70,000 a month, and portions in outer areas starting around Rs12,000. These are listing-portal asking prices, not achieved rents.
If you are buying to let, a house that can be split into separate portions may be easier to rent, but make sure any conversion complies with building rules.
Prices are indicative as of October 2026.
Plot sizes and what you are actually buying
Houses are sold by plot size in marla and kanal. One kanal is 20 marla. The marla itself is not uniform: the British-era standard still used in much of Pakistan gives a larger marla (272.25 sq ft), while many housing societies use a smaller marla, so a "5 marla house" in one society may sit on less land than one in an older area. Ask for the dimensions in feet.
