Who can apply

Eligibility, documents and the participating banks are in our guide to the Apna Ghar scheme.

How the instalment is worked out

Instalment = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1)

The fixed instalment is the standard equal-instalment formula at 5% over your whole term. If the term is longer than 10 years, the balance left after 120 payments is then repaid over the months left at one-year KIBOR plus 3%.

Check: on Rs10 million over 20 years, JS Bank's own table gives Rs65,996 a month for the first 10 years, the same as this calculator.

Questions

What is the Apna Ghar instalment on Rs10 million?

About Rs65,996 a month over 20 years at the fixed 5%, as JS Bank's table also shows. That holds for the first 10 years; after that the rate becomes one-year KIBOR plus 3%.

What happens after 10 years?

The subsidy covers the first 10 years. From year 11 the banks charge one-year KIBOR plus 3% on what is left, so the instalment changes with KIBOR.

How much do I need to put in?

At least 10% of the price: the scheme lends on a 90:10 loan-to-value ratio, up to Rs10 million. Above Rs1.11 crore, the cap means you put in more than 10%.

Are there any fees?

The Ministry of Housing and Works says no processing costs or prepayment penalties are charged. Ask your bank about insurance.

Is this the Mera Ghar Mera Ashiana scheme?

Yes. The State Bank's circular letter No. 02 of 1 April 2026 says that, in terms of a Ministry of Housing and Works notification of 26 March 2026, "the scheme previously titled 'Mera Ghar-Mera Ashiana', shall be known as 'Wazir-e-Azam Apna Ghar Program-Ghar Ho Tu Apna'". It asks banks to use the new name; some still use the old one.
