Home loan calculator
Work out the monthly instalment on a home loan in Pakistan, or how much you could borrow on your income under the State Bank's rules.
Most bank home loans in Pakistan are priced at KIBOR plus a margin and repriced every year, so treat the result as an estimate for the current rate, not a fixed quote.

How the limit is worked out
The State Bank's Housing Finance Prudential Regulations set three limits, and the calculator applies all of them:
- Instalments: this loan plus all your other consumer loans "shall not exceed sixty-five per cent (65%) of the net disposable income" (HF-6). So the largest home loan instalment is 65% of your income minus what you already pay.
- Loan to value: at most 90:10, so the loan can be up to 90% of the price and you pay at least 10% (HF-5).
- Term: up to thirty years (HF-4).
The loan is the amount that instalment repays at your rate and term. With savings, the price is the loan plus your savings, as long as the savings cover at least 10% of it; if they don't, the savings set the price at 10 times what you have.
How the instalment is worked out
The calculator uses the standard formula for a loan repaid in equal monthly instalments:
Instalment = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1)
- P is the loan amount (price minus down payment).
- r is the monthly rate, the annual rate divided by 12 (for example 15% a year is 0.0125 a month).
- n is the number of monthly instalments (years × 12).
Each instalment pays that month's interest on the balance first, and the rest reduces the loan. Early instalments are mostly interest, and later ones mostly repay the loan.
Example: a Rs10 million loan at 16.03% over 20 years gives an instalment of about Rs139,351 a month and about Rs2.3 crore in total interest.
