Some sector series stay flat for months and then jump, which points to few listings. The 1 kanal column in particular swings between sectors (Sector E at PKR 6.81 crore, Sectors B and D above PKR 10 crore), so treat single figures as a guide and compare actual listings in the block you want. Zameen's Sector H data stops in April 2026, so we haven't used it.

What LDA's lists show

LDA publishes its approved and illegal housing schemes on lda.gop.pk. We checked both on 20 October 2026.

Approved list:

• "Bahria Town Sector A, B, C": 14,243.2 kanals, UBD Canal Road, approval stage "Finally Approved".
• "Bahria Town Sector-D": 2,009.22 kanals, blocks "AA, BB, CC, DD and Midway Commercial", "Finally Approved", dated 7 February 2023.
• Separate Bahria-branded projects also appear: Bahria Orchards Phase I (Raiwind Road, "Approved by TMA in 2009") and Nasheman-e-Bahria (off Ferozepur Road, "Technically Approved").

Not on the approved page: Sectors E, F, G and H, Overseas Enclave and Safari Villas. That does not mean they are illegal. It means LDA's page doesn't list them as approved, so ask Bahria Town and LDA for the approval documents covering your sector.

Illegal list: no "Bahria Town Sector" entry. The list does include Golf View Residencia (Bahria Town), several Bahria Orchard phases and sectors, and an entry spelled "Nashaman-e-Bahria". Check the exact project name and phase before you buy.

How a Bahria Town transfer works

Bahria Town does not publish its transfer procedure or fees online that we could find. Zameen's 2019 guide describes the process, which may have changed:

• Get a No Demand Certificate (NDC) from Bahria Town's customer support, confirming no dues are outstanding. Zameen said it is issued in about 48 hours and is valid for 15 days.
• Both parties attend the transfer office with CNICs, photographs, the allotment letter or previous transfer receipt, the NDC and the paid transfer fee.
• The transfer fee depends on the property type, size and location.

Ask the office for the current checklist and fee in writing before you pay the seller in full.

Before you buy

1. Confirm the sector's approval against LDA's approved list, and get the layout and NOC documents.
2. Check the plot or house on the approved layout and see that the block and number match.
3. Get the NDC and clear any dues before the transfer date.
4. Pay through the bank and record the payment in the sale agreement.
5. Know the federal taxes: 236C for the seller and 236K for the buyer, worked out on no less than the FBR value. See FBR value vs DC value.
