Average rents in Lahore by size
Zameen's rent index for Lahore, showing average asking rents (what landlords advertise, not what they finally agree):
| House size | August 2026 | A year earlier |
|---|---|---|
| 5 marla | PKR 1.05 lakh | PKR 86,890 |
| 10 marla | PKR 1.73 lakh | PKR 1.49 lakh |
| 1 kanal | PKR 3.44 lakh | PKR 2.99 lakh |
| All houses | PKR 2.5 lakh | PKR 2.21 lakh |
That is roughly a 21% rise for 5 marla, 16% for 10 marla and 15% for 1 kanal over the year (our calculation from Zameen's figures). Profit reported in July 2026 that rising rents are pushing middle-class families out of central neighbourhoods, and noted that "the government does not fix rental prices in the private market."

Some cells rest on few listings, so treat single figures as a guide. For example, Zameen shows unusually low 5 marla averages for a few DHA phases and Askari. Bahria Orchard, at PKR 1.03 lakh across all sizes, was among the cheaper areas listed.
Prices are indicative as of October 2026.
How to read these numbers
- Asking, not agreed. These are advertised rents. The rent you agree may differ.
- Size matters more than the area name. "All houses" averages mix sizes, so compare like with like.
- Whole houses only. These figures are for houses, not portions or flats.
The legal steps: tenancy agreement
The Punjab Rented Premises Act 2009 sets the rules:
- A landlord "shall not let out a premises to a tenant except by a tenancy agreement" in writing (section 5).
- The landlord "shall present the tenancy agreement before the Rent Registrar", who enters it in a register and seals it. A registered agreement, or a certified copy, is proof of the landlord-tenant relationship.
- The agreement should state the rent, the "rate of enhancement" (annual increase), the due date and payment method, and any "advance rent, security or pagri" (section 6).
- The landlord must give the tenant a certified copy of the agreement.
The Act does not cap annual increases or set a security deposit amount. Both are whatever the agreement says, so agree them in writing. If no payment date is set, rent is due by the tenth day of the following month (section 7).
Skipping registration has a cost. Before the Rent Tribunal will hear a case, a tenant without a registered agreement pays a fine of 5% of the annual rent, and a landlord 10% (section 9).
Stamp duty applies to the agreement under the Stamp Act's lease article. It depends on the rent and term, so calculate it through Punjab's e-stamp system before you sign.
The legal steps: police registration
Under the Punjab Information of Temporary Residents law (2015), the landlord, tenant or property dealer must give the tenant's details to the police "within forty eight hours" of handing over possession. One of them providing it is enough. The penalty for not doing so is up to six months' imprisonment and a fine of PKR 10,000 to 100,000.
You can register through Punjab Police's online Tenant Registration System (trs.punjabpolice.gov.pk), or at the nearest police station or Khidmat Markaz. Lahore Police lists the documents: the owner's and tenant's CNICs (originals and copies), the rent agreement, an affidavit and the tenant's photograph. It says registration is free and takes about 15 to 20 minutes.
A checklist before you pay
- Visit the house and check water, gas, electricity meters and bills.
- Confirm the landlord owns it, or has written authority from the owner.
- Sign a written agreement covering rent, annual increase, deposit, notice period and repairs.
- Present the agreement to the Rent Registrar and keep a sealed copy.
- Complete police registration within 48 hours of moving in.
- Pay rent by bank transfer and keep records.
