In short

On Zameen.com's August 2026 index, the average asking rent for a flat was about PKR 95,760 a month in Gulshan-e-Iqbal Town and about PKR 66,290 in Gulistan-e-Jauhar. Rents vary a lot by block. In Gulistan-e-Jauhar, block averages ranged from about PKR 24,000 to about PKR 1.38 lakh. In Sindh, tenants must be registered with the police under the Sindh Information of Temporary Residents Act 2015. The Karachi Police say registration is free. Put the rent, deposit, notice period and maintenance charges in a written rent agreement, and keep a copy.

If you are looking for a flat for rent in Karachi, Gulshan-e-Iqbal and Gulistan-e-Johar are two of the first areas most renters check. Both are large, established parts of the city with many apartment blocks, and both are within reach of the main roads that cross Karachi. This guide compares listing-portal asking rents in the two areas and explains the paperwork Karachi landlords and tenants need, from the rent agreement to police registration.

All rents below are asking rents from Zameen.com's index for August 2026. Agreed rents are often lower after negotiation.

Flat rents in Gulshan-e-Iqbal

Gulshan-e-Iqbal Town is one of the most searched rental areas in Karachi. Zameen's index puts the average asking rent for a flat at about PKR 95,760 a month in August 2026, up 13% on six months earlier.

The index groups flats by the land-size bands it uses across Pakistan, rather than by bedroom count:

Size band on ZameenAverage monthly asking rent
3 marlaPKR 35,090
5 marlaPKR 54,940
7 marlaPKR 81,180
10 marlaPKR 1.44 lakh

Karachi itself measures property in square yards and square feet, as Zameen's conversion guide notes, so a landlord will usually quote a flat's covered area in square feet (sq ft) instead. Ask for the covered area and the number of bedrooms, and compare like with like.

Flat rents in Gulistan-e-Johar

Gulistan-e-Johar (Zameen spells it Gulistan-e-Jauhar) is generally cheaper. The average asking rent for a flat was about PKR 66,290 a month in August 2026, compared with about PKR 59,380 a year earlier.

Size band on ZameenAverage monthly asking rent
3 marlaPKR 28,270
5 marlaPKR 43,560
7 marlaPKR 61,570
10 marlaPKR 96,360

Block matters as much as size. Zameen's block-level averages for flats ranged from about PKR 24,260 in Block 19 and PKR 34,880 in Block 4, through about PKR 51,000 to PKR 69,000 in Blocks 10 to 14, up to about PKR 1.24 lakh in Block 15 and PKR 1.38 lakh in Block 2. Visit flats in more than one block before you decide.

Furnished flat for rent: what changes

A furnished flat usually costs more than an unfurnished one in the same building, and the rent agreement needs more detail. Before you sign:

  • Walk through the flat with the landlord and write an inventory of furniture and appliances, with their condition. Take dated photos.
  • Agree in writing who pays for repairs to appliances such as air conditioners and geysers.
  • Confirm whether utility bills and building maintenance charges are included in the rent.

Independent house for rent in Karachi

If a flat feels too small, an independent house or a portion is the next step up, but expect a large jump in rent. Zameen's house rent index for August 2026 showed average asking rents of about PKR 5.02 lakh a month in Gulshan-e-Iqbal Town and about PKR 2.03 lakh in Gulistan-e-Jauhar. These averages cover every house size, so a smaller house will cost less.

Rent agreement: what to include

A written agreement protects both sides. Make sure it states:

  1. The names and CNIC numbers of landlord and tenant, and the full address of the flat.
  2. The monthly rent, the due date and how it is paid. Bank transfers leave a record.
  3. The security deposit and the conditions for returning it.
  4. The term of the tenancy, any yearly increase, and the notice period on both sides.
  5. Who pays utilities, maintenance charges and minor repairs.
  6. An inventory, if the flat is furnished.

In Sindh, disputes between landlords and tenants are handled under the Sindh Rented Premises Ordinance 1979. Cases go before a Rent Controller, as Sindh High Court judgments show. A clear agreement and a record of every rent payment are the best protection if a dispute ever reaches that stage.

Police tenant registration in Karachi

Under the Sindh Information of Temporary Residents Act 2015, when a house or flat is rented, the details of the owner, the property and the tenant must be registered with the police. Section 3 of the Act requires the landlord, tenant and property dealer to inform the police within 48 hours of possession being handed over. The Karachi Police say the owner, the tenant or the property dealer can do this at the local police station, a nearby station or a facilitation centre. They also run an online portal called TRUST.

The documents listed are:

  • the owner's CNIC and the tenant's CNIC (original and copy)
  • the rent agreement (original and copy)
  • an affidavit
  • a photograph of the tenant

The Karachi Police list the service as free, taking about 15 to 20 minutes, and issue a certificate once registration is done. Keep it with your agreement.
