In short

Punjab: pay through ePay Punjab. The 5% early-payment rebate ended on 30 September 2026, and a late surcharge now applies. Under the Punjab Finance Act 2026, e-payment is mandatory. Islamabad: look up your bill on CDA's duplicate property tax bill page with your Property Consumer Number. CDA's online payment link showed a maintenance notice on 4 November 2026. MCI said in August that 2026-27 bills would carry a 5% rebate from the issue date to the due date. Khyber Pakhtunkhwa: the KP Finance Act 2026 gives a 30% rebate on lump-sum payment of residential arrears, if you pay by 31 December 2026. Sindh: Excise Sindh's tax portal has an "Online Property Tax Payment" page that takes your property tax account number. We couldn't confirm the 2026-27 rebate or due date. Cantonments: the Cantonment Board bills and collects it, and boards take payment through 1Link's 1Bill in banking apps, ATMs and bank counters. FBR taxes are different: 236C and 236K are paid once, at a sale or purchase. Property tax is an annual tax on holding urban property.

Paying property tax online in Pakistan depends on where your property is. The annual tax on urban property is collected by the provinces, and in Islamabad by the city, so each has its own portal, rebate and deadline. This guide shows where to check and pay in Punjab, Islamabad, Khyber Pakhtunkhwa, Sindh and the cantonments for 2026-27, which rebates are still open, and why this tax is separate from the FBR taxes you pay when you buy or sell.

Punjab

Who collects it: the Excise, Taxation and Narcotics Control Department, Punjab.

Rebate and deadline. The department's property tax page says: "A rebate equal to 5 % of the amount of annual tax for financial year is allowed if the amount of annual tax paid in lumpsum on or before the 30th September of the financial year." For 2026-27, its notice was headed "Get 5% Rebate on Property Tax till 30 September 2026". That window has now closed, and we found no extension.

Late payment. The same page says a surcharge of 1% applies on the first day of every month of delay after 30 September. KPMG's summary of the Punjab Finance Act 2026 says the surcharge now applies quarterly instead, on 1 October, 1 January, 1 April and 1 July, for tax unpaid at the end of each preceding quarter. Either way, pay as soon as you can.

How to pay. The department links to ePay Punjab (epay.punjab.gov.pk), the province's online payment service, from its homepage. KPMG notes that the Finance Act 2026 makes payment of property tax "through electronic / e-pay system" mandatory. Keep the payment receipt with your property file.

Rates and exemptions. The department's own pages are out of date or contradict each other on the current rate basis and exemptions, so check your bill against our Punjab property tax calculator, which works from the Act. Visit your district excise office if the amount looks wrong.

Islamabad

Who collects it: the Metropolitan Corporation Islamabad (MCI).

Checking your bill. CDA's website has a Duplicate Property Tax Bill page (cda.gov.pk/duplicatePropertyBill). Enter your Property Consumer Number, which is printed on earlier bills.

Paying it. On 4 November 2026, the "Online Payments" link in CDA's E-Services menu opened a notice that "The online payment, duplicate water bill, and duplicate property tax bill services are temporarily unavailable", although the duplicate bill page itself still opened. MCI's own website (mci.gov.pk) did not load in a browser that day. ARY News reported on 21 September 2026 the "introduction of online payment facilities for CDA property tax and water bills" on the government's PAK App. We didn't check the app, so pay by the method printed on your bill.

2026-27 bills and rebate. On 31 August 2026, APP reported MCI saying it would issue 2026-27 bills "within 10 working days" after upgrading its billing system. It said the additional 5% rebate for early payment "will remain applicable from the date of issuance of the bill until its due date". The due date is printed on each bill. MCI's helplines, as published by The Nation, are 9252823 and 9253057 for residential property and 9252498 and 9252461 for commercial property.

G-13 and G-14. Owners there have received demands from both FGEHA and MCI. Our report on the G-13 and G-14 property tax dispute explains it.

Prices are indicative as of October 2026.

Khyber Pakhtunkhwa

Who collects it: the Excise, Taxation and Narcotics Control Department, KP.

Arrears rebate. The Khyber Pakhtunkhwa Finance Act 2026, published in the Gazette on 2 July 2026, inserts this rule: "a rebate of thirty percent (30%) shall be allowed on lumpsum payment of outstanding arrears, relating to all residential properties, subject to the payments made on or before 31st December, 2026." It covers arrears up to 30 June 2026. Anyone who misses the date pays the original amount plus the penalty under the Act.

The same Act changes the "4.99 Marlas" threshold in the exemption clause to "5 Marlas", and adds enforcement powers including sealing property and attaching bank accounts.

How to pay. We found no official online bill lookup for KP property tax. Contact your district excise office for the bill and payment method.

Sindh

Who collects it: the Excise, Taxation and Narcotics Control Department, Sindh.

How to pay. The department's tax portal, taxportal.excise.gos.pk, lists Online Property Tax Payment. That page asks only for your property tax account number (it gives the format 999991-02-0000095321) and a captcha, with no login; we checked it in a browser on 4 November 2026 without entering anything. The portal's FAQs cover vehicle tax only, so we couldn't confirm the 2026-27 rebate, due date or which banks take the payment. Ask your district excise office, and keep the receipt.

Buying in Sindh? The 1% immovable property tax charged with the e-Stamping challan on a transfer is a different tax. Our Sindh property transfer guide covers it.

Cantonments

Property in a cantonment is taxed by its Cantonment Board, not by Excise or MCI. Sindh's 2024 amendment (section 3-B) says the Cantonment Board "shall continue to assess, collect and recover the tax assessed on the annual value of buildings and lands" under the Cantonments Act 1924. Punjab's Act taxes cantonment areas on annual value too, at a rate the government notifies (section 3-B), which is why our Punjab calculator leaves them out.

How to pay. The Military Lands and Cantonments Department says boards have "signed a contract agreement with 1Link Ltd" so residents can pay taxes and fees through banks' mobile apps, internet banking, ATMs and counters. Use the "1Bill Invoice Voucher Option" and enter the Consumer Number on your challan (checked in a browser on 4 November 2026).

Rawalpindi Cantonment. The board's property tax page says tax is charged at 15% of annual rental value, with a 15% rebate for paying the full year's tax by 30 September. Dawn reported on 14 September 2026 that the board's 2026-29 revision, "initially approved at a flat 30 per cent hike", has been "revised to 20 per cent for residential properties while maintaining 30 per cent for commercial units". We found no board notice of the change, so check your bill.

Rates as of November 2026.

Property tax vs FBR tax

These are often confused:

Property tax FBR taxes on property
Who Province, or MCI in Islamabad Federal Board of Revenue
When Every year you own urban property Once, at sale or purchase
Examples Urban immovable property tax 236C (seller), 236K (buyer)

From 1 July 2026, the Finance Act 2026 sets 236C at 2.75% of the consideration and 236K at 1.25% of fair market value for filers. It also omitted Section 7E, the deemed-income tax on property. To see how the FBR value of your property is set, read FBR value vs DC value.

Tips

  • Keep your consumer or account number from last year's bill. You need it for online lookups.
  • Pay before the rebate date next year: 30 September in Punjab and Rawalpindi Cantonment.
  • Check the bill before you buy. Ask the seller for paid property tax receipts.
  • Use official portals only, and never pay into a personal account.
