In short

Most new supply in Faisalabad is in planned schemes along Canal Road, Sargodha Road, Satiana Road and Samundari Road. 5 marla, 10 marla and 1 kanal are the standard plot sizes in the main societies. Zameen's index put the average 5 marla plot in Faisalabad at PKR 59.88 lakh in August 2026, and the average 5 marla house at PKR 2 crore. Faisalabad Development Authority (FDA) approval is the first thing to check. The FDA has publicly named illegal schemes and keeps a list of approved ones. Confirm which marla size a scheme uses before comparing prices.

Faisalabad is Punjab's industrial and textile centre, and its housing market follows the same practical logic: most buyers want a buildable plot or a ready house close to work, schools and the main roads. If you are looking at property in Faisalabad, this guide explains the main areas, the plot sizes you will see in listings, what listing portals currently show for prices, and the checks you should run before paying anything.

Main areas for property in Faisalabad

Faisalabad's planned housing has grown outward along its main roads. A few names come up again and again in listings and in Zameen's own locality data.

Canal Road: Wapda City and nearby schemes

Wapda City sits on Canal Road near Gatwala. Zameen's locality review described it as fully developed with possession available, offering 5, 10 and 15 marla and 1 kanal plots. Canal Road also has schemes such as Eden Valley, Eden Gardens and Eden Orchard, all of which appear in Zameen's Faisalabad price index. It suits families who want a settled, gated neighbourhood with a straightforward commute along the canal.

Sargodha Road: FDA City

FDA City is the Faisalabad Development Authority's own scheme, off Sargodha Road beside the Motorway Housing Scheme and near the M3 motorway. Zameen News described it as spanning 1,300 acres in six sectors (A to F), with 5 marla, 10 marla and 1 kanal plots. That report, from 2015, noted that possession had been handed over but electricity was not yet available in parts of the scheme. Check the current state of utilities in the exact block before you buy, because conditions vary by sector.

Satiana Road and Samundari Road: Citi Housing and others

Citi Housing has two phases: Phase I on Satiana Road and Phase II on Samundari Road, with 5 marla, 10 marla and 1 kanal plots (plus 2 kanal in Phase I). Satiana Road is also home to the Punjab Government Servants Housing Foundation scheme, and Zameen describes the corridor as one where developers continue to buy agricultural land for new projects. A growing corridor means more choice, but also more schemes at an early stage, so approval checks matter even more here.

Older city neighbourhoods

Established areas such as Madina Town, Gulistan Colony and Saeed Colony appear in Zameen's Faisalabad index. These areas offer built houses, shops and schools nearby, and resale rather than new plots. Expect smaller and irregular plot shapes, and a title history that may run through several owners.

Plot sizes in Faisalabad: 5 marla, 10 marla and 1 kanal

Listings in Faisalabad use marla and kanal. Zameen's conversion guide treats one marla as 225 square feet, so a 5 marla plot is about 1,125 sq ft, and one kanal is 20 marla. The same guide warns that exact dimensions differ from one housing scheme or colony to another, and older revenue records in Punjab often use a larger marla. Ask for the plot's dimensions in feet and the unit used on the allotment letter or registry before comparing two plots.

SizeWho usually buys it
5 marlaFirst-time buyers and young families building a compact house
10 marlaFamilies wanting more rooms or a separate portion to rent out
1 kanalLarger families and buyers who want space for a bigger house

Plot for sale in Faisalabad: what prices look like

Prices below are averages of asking prices on a listing portal, not sale prices. Treat them as a rough guide only.

  • 5 marla plot, Faisalabad average: PKR 59.88 lakh in August 2026, up from PKR 50.83 lakh in August 2025 (Zameen Index).
  • 5 marla house, Faisalabad average: PKR 2 crore in August 2026, compared with PKR 1.88 crore in August 2025 (Zameen Index).

City-wide averages hide a wide spread. A plot in an older, fully built area and one in a new scheme on the edge of the city can differ greatly. Always compare a plot with recent listings in the same block, of the same size and with the same development status.

Prices are indicative as of October 2026.

FDA approved societies: check before you buy

The FDA regulates private housing schemes in Faisalabad district. In 2022 it warned buyers about developers selling plots without approval, promoting schemes with maps of land that does not exist, or submitting layouts that do not match the site. The FDA said its list of approved schemes is on its website, and that buyers can contact the authority to confirm land ownership, the layout plan and approval status.

In February 2023 the FDA named illegal schemes, including Wadi-e-Safa, Zamzama Avenue, Pine Valley and Grand City, and warned the public not to buy plots there. Lists change as schemes are approved or sealed, so check the current position yourself.

A simple checklist:

  1. Find the scheme on the FDA's current approved list, not on the developer's brochure.
  2. Match the approved layout plan with the actual plot location on the ground.
  3. Get the seller's ownership documents and, for land outside a society, a current fard from the Punjab land record centre.
  4. Check whether electricity, gas and water are connected in that specific block.
  5. Pay through traceable bank instruments and get a written receipt for every payment.

Who buys where

  • Families buying to live: established, fully developed schemes such as Wapda City, or older neighbourhoods with services already in place.
  • Buyers planning to build: developed blocks in FDA City or Citi Housing where possession is available.
  • Longer-term buyers: newer schemes on growth corridors such as Satiana Road. The risk is higher, so approval and development status need careful checking.
  • Overseas Pakistanis: a trusted representative on the ground, a power of attorney drawn up properly, and direct verification with the FDA before any payment.

Zameen's index put the city-wide average asking price at PKR 59.88 lakh in August 2026. Prices vary widely between societies and blocks.
