Main residential areas in Bahawalpur
Zameen.com's Bahawalpur house price index ranks the areas that carry the most house listings. In August 2026 that list included the following:
- Established localities: Model Town A, Satellite Town, New Satellite Town, Shadab Colony, Muslim Town, Muhammadia Colony, Akbar Colony, Cheema Town and Faisal Bagh Town.
- Housing societies and schemes: Government Servants Housing Scheme, Government Employees Cooperative Housing Society, Hashmi Garden, Paragon Ideal Homes, Pelican Homes, Shadman City, Khayaban-e-Ali Housing Society, Green Town, Hamza Town and Khursheed Town.
- DHA Bahawalpur: on Canal Road, next to New Cantt and about five minutes from the airport, according to its Zameen project page. The project page lists 6 marla houses and 9 and 12 marla villas, and says the scheme launched in 2015.
Zameen's area guide also names Al Noor Gardens, Paragon Villas, Executive Enclaves and Zaman Villas among the city's residential projects. If you want a plot to build on rather than a ready house, see our guide to the DHA Bahawalpur 5 marla plot price.
House prices in Bahawalpur by size
All figures below are averages from Zameen.com's price index, dated August 2026. They are asking prices on a listing portal, not the prices houses actually sold for.
| Size | Average asking price (Aug 2026) | Price per sq ft | 1-year change |
|---|---|---|---|
| 5 marla house | PKR 1.42 crore | PKR 13,800 | +2% |
| 10 marla house | PKR 2.93 crore | PKR 13,300 | +24% |
| 1 kanal house | PKR 4.67 crore | PKR 10,400 | not stated |
| All houses | PKR 3.09 crore | n/a | +4% |
Prices are indicative as of October 2026.
A note on units: a marla is not the same size everywhere. Revenue records use the older 272.25 sq ft marla, so a kanal of 20 marla is 5,445 sq ft. Many societies use a smaller marla. Ask the seller for the covered area and the plot area in square feet and compare those figures, not just the marla count.
5 marla house
A 5 marla house is the entry point for most families buying a ready home. The index average rose about 9% between February and August 2026. With an older house, check the age of the structure, damp and the state of the roof before agreeing a price.
10 marla house
The 10 marla average rose about 24% in the year to August 2026, faster than the smaller size. Buyers here are often families upgrading from a rented portion or a 5 marla home, and overseas Pakistanis buying for parents.
1 kanal house
1 kanal houses are fewer in number, so the average moves in jumps. The index showed the price flat at about PKR 3.85 crore from mid-2025 to April 2026, then rising each month to PKR 4.67 crore in August. Zameen's index links its 1 kanal data to Hashmi Garden, Model Town A and the Government Employees Cooperative Housing Society.
Prices by area
Area averages mix every house size, so treat them as a rough guide only. In August 2026 Zameen listed Model Town A at about PKR 4.49 crore, Hashmi Garden at about PKR 6.65 crore and DHA Defence at about PKR 2.91 crore. Satellite Town was about PKR 1.31 crore, Shadab Colony about PKR 92 lakh and Green Town about PKR 55 lakh. Price per square foot ranged from about PKR 5,000 to PKR 18,000 across the listed areas.
Bahawalpur housing societies: approval checks
A low price in a new scheme is worth nothing if the scheme was never approved. In August 2020, Dawn reported that the Bahawalpur divisional commissioner ordered a crackdown on illegal housing societies. He said approvals for site plans, land transfers and housing schemes must follow the law.
Before buying in any private society:
- Confirm approval with the relevant development authority or district administration. Ask the office for the scheme's approval letter and approved layout plan, and check that the plot or house number appears on that plan.
- Check the society's own record. Ask for a no-objection or transfer clearance letter showing no dues are outstanding.
- For DHA houses, verify the sector, house number and transfer process directly with the DHA Bahawalpur office, not through a dealer alone.
- Visit the street. Check electricity, gas and water in that exact block. A society can be approved and still have unfinished services in some phases.
Title checks with a PLRA fard
For houses on land in the revenue record, the Punjab Land Records Authority (PLRA) keeps the ownership record. A fard is the extract that shows who owns the land and how much of it.
- Online fard: PLRA's online fard is for personal records only. The owner logs in with a CNIC and a code sent to their mobile.
- Fard for a sale: for a sale you need a fard issued at an Arazi Record Centre, after the owner's biometric verification.
- Match the details. The name, CNIC, khasra or khewat number and area on the fard should match the sale agreement and the house you are buying.
- Check the registry. PLRA's online property registry search lets you look up registered deeds by district and service centre.
Inside a society, the transfer usually happens in the society's own office, so ask the society which document it treats as proof of ownership. Pay token money and the balance by bank transfer or pay order, never in cash, and keep copies of every receipt.
House for rent in Bahawalpur
If you are not ready to buy, renting lets you try an area first. Zameen's rent index put the average asking rent for a house in Bahawalpur at about PKR 1.21 lakh a month in August 2026. For a 10 marla house it was about PKR 1.11 lakh. Model Town A and Hashmi Garden were among the dearer areas. Use a written rent agreement on stamp paper, record the security deposit and notice period, and ask for the landlord's CNIC and proof of ownership.
