Online Fard in Punjab: How to Get Your Land Record (PLRA)
How to get an online fard in Punjab from PLRA: the steps, when you must visit an Arazi Record Centre, and 2026-27 fees, with a Sialkot example.
In short
A fard is an extract from the land record that shows who owns a piece of land and how much of it. PLRA's online fard service is meant for personal record use. For a sale, mortgage or court case, you need a fard issued at an Arazi Record Centre after biometric verification. Online, you identify yourself with your CNIC (or NICOP, POC or passport), confirm a code sent to your mobile, then choose district, tehsil and mauza. For FY2026-27, PLRA has set an ordinary copy fee of Rs900 and an express fard fee of Rs4,000, with Board of Revenue government fees charged separately.
An online fard lets you see the land record for property you own in Punjab without standing in a queue at a record centre. The fard is the basic proof of who owns agricultural or revenue land, and buyers, sellers, heirs and banks all ask for it. This guide explains what a fard is, how the Punjab Land Records Authority (PLRA) online service works, when you still have to visit an Arazi Record Centre in person, and what the 2026-27 fees look like. The steps are the same across Punjab; we use Sialkot as the example throughout.
What is a fard? (fard meaning in Urdu)
In Urdu, fard (فرد) is used for an extract of the record of rights, often called fard-e-malkiat. Put simply, it is a document that shows ownership of a piece of land. It names the owners and their shares in a holding, identified by the mauza (revenue estate) and the khewat (holding) number.
You will need a fard when you:
- sell or transfer land, or have a mutation attested
- want to check a seller's title before you buy
- apply for a bank loan secured against land
- divide inherited land among heirs
- respond to, or file, a land dispute
Who issues the fard in Punjab: PLRA
The Punjab Land Records Authority was set up under the PLRA Act 2017, under the administrative control of the Board of Revenue, after the World Bank-supported Land Records Management and Information System project computerised Punjab's revenue records. PLRA issues fards, attests mutations and supports property registration through its network of Arazi Record Centres (ARCs) and satellite fard booths.
Its e-governance services include satellite land record centres, e-registration, e-fard and e-payment. Since 2021, fees for fard issuance, mutation and registry can be paid online through internet banking or ATMs.
How to get an online fard: step by step
Before you start
Have these ready:
- your CNIC, or NICOP, POC or passport if you are overseas
- the mobile phone registered in your name, to receive a code
- the district, tehsil and mauza where the land sits. For land near Sialkot, that means selecting Sialkot district, then the right tehsil (Sialkot, Daska, Pasrur or Sambrial), then the mauza.
The steps
- Open PLRA's official website and go to the online fard section.
- Enter your CNIC, NICOP, POC or passport number.
- Enter the code sent to your mobile number.
- Select the district, tehsil and mauza of your land.
- State the purpose. The online fard is for personal records.
- Pay the fee online and download or print the fard.
The service is tied to your identity and your mobile number, and it is intended for owners checking their own holdings.
When you must visit an Arazi Record Centre
If you need a fard for any purpose other than personal records, such as a sale, a bank loan or a court case, you must go to an ARC in person. There:
- Give your name, father's or husband's name and CNIC to the officer. You do not need to know the khewat number.
- Your thumb impression and photograph are taken, and the land and the rights holder are identified.
- You receive a challan, pay the fee, and collect the printed fard.
Biometric verification is the safeguard against someone else drawing a fard in your name, which is why it is required for transactions.
Punjab fard fees for 2026-27
PLRA revised its service charges for FY2026-27, effective immediately, according to a July 2026 report. The figures below are PLRA service charges. Government fees are collected on top of them, at rates the Punjab Board of Revenue notifies separately.
| Service | PLRA charge (FY2026-27) |
|---|---|
| Ordinary copy (fard and other records) | Rs900 |
| Express fard, mutation or girdawari copy | Rs4,000 |
| Land record copy | Rs5,000 |
| Green Property Certificate | Rs800 |
| Ordinary mutation | Rs1,200 |
| Mutation through banks | Rs2,100 |
| Express mutation | Rs11,200 |
| E-registration | 0.1% of land value, minimum Rs3,600 |
The report did not list a separate charge for the online fard, so check the amount shown on the PLRA portal before you pay.
Online fard for overseas Pakistanis
PLRA's online channel was built partly with overseas owners in mind: fees can be paid by debit or credit card or through banking apps, and NICOP and POC holders can identify themselves online. A personal-record fard can therefore be checked from abroad. For a sale, you will usually act through a registered power of attorney, and the attorney will need to complete the ARC biometric process in Pakistan.
Common problems and fixes
- No record found. Check that you chose the right district, tehsil and mauza.
- Code not received. The mobile number must be registered against your own CNIC.
- Shares look wrong. An inheritance or earlier sale may not have been mutated. Ask the ARC about correcting the record before any new transaction.
- Society plots. Plots inside housing societies are often recorded by the society, not as separate khewats. For those, the society's transfer records matter as much as the fard.
For more on buying land in this part of Punjab, see more Sialkot property guides. A fard covers land measured in kanal and marla; where a marla is taken as 225 sq ft, a kanal of 20 marla is 4,500 sq ft, but revenue records may use a different marla size, so rely on the figures in the record itself.
