10 Marla House Construction Cost, October 2026: Lahore Estimate, Bylaws and Material Prices
10 marla house construction cost in October 2026: a Lahore estimate, what LDA bylaws let you build, and the latest cement, steel and labour rates from PBS.
In short
Zameen's Lahore calculator puts a 10 marla double-storey house (4 beds, 5 baths) at PKR 1.54 crore: 80.77 lakh grey structure materials, 56.09 lakh finishing materials and 16.71 lakh labour. In Lahore District, 10 marla is 2,250 sq ft. In an LDA-approved scheme you can cover up to 70% of the plot and build up to four storeys (45 ft). Cement averaged PKR 1,596 per 50 kg bag nationally in the week to 8 October, up 14.38% in a year (PBS). Lahore was PKR 1,630. Grade 60 steel was about PKR 260–265 per kg in September (market report). Two floors at full 70% coverage give about 3,150 sq ft. At the Lahore calculator's rate, that is roughly PKR 1.43 crore. Treat every figure as an estimate.
The 10 marla house construction cost in Lahore comes to about PKR 1.54 crore for a double-storey house in October 2026, using Zameen's construction cost calculator (rates updated 1 October). That works out to roughly PKR 4,550 per sq ft. This guide shows where that figure comes from, how much house the Lahore Development Authority (LDA) bylaws actually let you build on 10 marla, and the latest official prices for cement and labour. For a smaller plot, see our separate 5 marla construction cost guide.
How big is 10 marla?
The size of a marla varies. LDA's Building and Zoning Regulations 2019 define a marla as "225 sq.ft. ... in case of Lahore District and 272 sq.ft. ... in other Districts of Punjab". So 10 marla is:
- 2,250 sq ft in Lahore District
- 2,720 sq ft in other Punjab districts, by the same definition
Housing societies often use their own plot dimensions, so check your site plan or allotment letter for the actual area. The figures below use the Lahore definition.
What the bylaws let you build
For plots in LDA-approved schemes, the regulations' table (section 2.2.3) sets this row for "10 Marla & Above but less than 1 Kanal":
| Rule | Limit |
|---|---|
| Maximum storeys (excluding basement) | 4 |
| Maximum ground coverage | 70% |
| Maximum height | 45 ft |
| Maximum floor area ratio (FAR) | 1:2.8 |
| Minimum open spaces (10 to 30 marla) | 10 ft building line, 7 ft rear, 5 ft on one side |
The regulations note that the basement counts towards FAR, and that structural drawings vetted by an LDA-panel engineer are needed above 38 ft. In established built-up areas on roads up to 25 ft wide, a different table applies, with FAR of 1:1.5 for 10 marla. Private societies such as DHA and Bahria Town have their own bylaws.
What that means in square feet (Lahore, approved scheme):
- Ground floor footprint at 70%: up to 1,575 sq ft
- Double storey at full coverage: about 3,150 sq ft
- FAR ceiling: 2.8 × 2,250 = 6,300 sq ft across all floors
In practice the setbacks above, a car porch and stairs reduce the usable footprint, so many 10 marla homes cover less.
The Lahore estimate in detail
Zameen's calculator for a 10 marla double-storey house in Lahore (4 bedrooms, 5 bathrooms, 2 kitchens, 2 living rooms and a drawing room) gives:
| Component | PKR |
|---|---|
| Foundation and structure | 85.68 lakh |
| Wood, metal and tile works | 40.01 lakh |
| Electrical works | 12.98 lakh |
| Plumbing works | 9.08 lakh |
| Fittings and fixtures | 5.81 lakh |
| Total | 1.54 crore |
By type of cost, that is 80.77 lakh for grey structure materials, 56.09 lakh for finishing materials and 16.71 lakh for labour, at PKR 4,550 per sq ft. The calculator does not state its covered area. Dividing its total by its per-sq-ft rate implies about 3,385 sq ft, a little above our 3,150 sq ft double-storey figure, so its assumptions differ slightly from ours.
Our own estimate. Applying the calculator's PKR 4,550 per sq ft to 3,150 sq ft gives about PKR 1.43 crore. Of the calculator's material cost, about 59% is grey structure and 41% finishing.
Another city for comparison. Zameen's Gujranwala calculator gives PKR 1.33 crore for 10 marla (about PKR 3,928 per sq ft) and shows no separate labour line. Our 5 marla guide explains that calculator.
Prices are indicative as of October 2026.
Material and labour prices this month
Cement. The Pakistan Bureau of Statistics (PBS) weekly price report for the week ended 8 October 2026 gives these retail prices per 50 kg bag:
| City | PKR per bag |
|---|---|
| Lahore | 1,630 |
| Gujranwala | 1,650 |
| Faisalabad | 1,610 |
| Islamabad | 1,611 |
| Karachi | 1,476 |
| National average | 1,596 |
The national average rose 1.53% in a week and 14.38% from 1,395 a year earlier. In the week ended 8 January 2026, it was 1,404, so cement is up about 13.7% this year alone.
Labour. The same PBS report gives daily wages for the week ended 8 October:
| Trade | Lahore | National average |
|---|---|---|
| Mason (raj) | 2,461 | 2,111 |
| Labourer | 1,747 | 1,317 |
| Plumber | 2,037 | 1,914 |
| Painter | 2,247 | 1,798 |
Mason wages are up 7.14% and labourer wages 8.94% on a year earlier.
Steel. There is no official weekly steel series. Daily Ausaf reported on 19 September that "branded Grade 40 and Grade 60 reinforcement steel is available at around Rs258 to Rs265 per kilogram", with Grade 60 at Rs260–265. Prices vary by brand, city, dealer and quantity, so get written quotes.
Ways to control the cost
- Fix the covered area first. Every extra 100 sq ft at PKR 4,550 adds about PKR 4.5 lakh. Decide how many rooms you need before the architect draws.
- Split grey and finishing. Finishing materials are about a third of the Lahore total. You can phase some finishing items if your budget is tight.
- Buy cement and steel in stages. With cement up 14% in a year, a written price lock or staged purchase can help, but don't store cement for long.
- Compare labour models. "Labour only" contracts, where you buy materials, differ from turnkey "with material" contracts. Compare like with like.
- Get approvals first. Build to an approved plan within the coverage and height limits. See our guide to LDA approved societies and more Lahore property guides.
